ACCOMMODATION ON OFFER AT RIVERS REST LIFE RIGHTS VILLAGE

WHAT IS A LIFE RIGHT, AND HOW DOES IT WORK?

A Life Right enables you to have the sole and exclusive use of a property for the remainder of your or your spouse’s / partner’s Life. A Life Right is sold under a secure legal structure and is governed by the Housing Development Schemes for Retired Persons Act 65 of 1988. Even though legal ownership is not physically transferred to the occupant, the Life Right essentially provides the occupant with all the legal protections of full property ownership during their lifetime. This gives residents protection and peace of mind about their security of tenure and capital. 
When the Life Right terminates, either on the passing of the Life Right’s holder or if they move out of the Senior Living community, the original capital sum or a portion thereof is returned to the occupant or their estate. 
In a Life Rights model, the capital appreciation of the property accrues to the resident as well as the owner or operator, which means that to maximise our return on the Life Rights, Rivers Rest Life Rights Village needs to ensure that demand for our units remains high with premium standards. 
Our success, therefore, relies heavily on our resident’s satisfaction. In this way, we are aligned to ensure we manage our senior living facilities optimally with our resident’s satisfaction and comfort as our priority

WHAT ARE THE FINANCIAL BENEFITS OF A LIFE RIGHT?

Firstly, no transfer duty or VAT is payable on purchasing a Life Right. 
Secondly, a Life Right is equivalent to paying a rental upfront to a landlord for the lifetime of occupancy. However, with a Rivers Rest Life Right, a minimum of 80% of your capital is returned.
A Life Right is an asset in your estate.

ARE THERE RENTAL OPTIONS AVAILABLE AT RIVERS REST LIFE RIGHTS VILLAGE?

In future, the developers /managers may introduce a rental option. Rental option will depend on size and location of the unit.

CAN I GET FUNDING FROM A FINANCIAL INSTITUTION (BOND) TO PURCHASE A LIFE RIGHT?

Unfortunately, banks do not typically offer bonds or home loans the way they would for sectional title or full title purchases when buying a Life Right. Some banks may provide you with other loan arrangements. 
Buying the Life Right would have to be a cash purchase.

FACILITIES

DOES RIVERS REST LIFE RIGHTS VILLAGE HAVE BACKUP WATER AND ELECTRICITY IN PLACE?

Yes! Each unit has an 8000L water tank and off the grid solar power system, which means no electrical power outages. We keep the lights on and the water flowing! Each unit also includes an automated grey water recovery system for garden irrigation.

HOW MANY PARKING BAYS WILL BE MADE AVAILABLE TO ME?

Each unit includes an option of a carport OR full garage
Visitor parking is also available.

WHAT UNIT TYPES ARE ON OFFER AT RIVERS REST LIFE RIGHTS VILLAGE?

Our senior living facility offers a one of two of units, being the Zebra OR Nyala unit.
Each unit offers its own Kitchen and living area, covered patio, two bedrooms, both en-suite, with the option of either a carport or full garage.
In addition, each unit boasts a fenced in garden area.

MAY I MAKE ALTERATIONS TO MY UNIT? 

Once a unit has been developed and is complete, unit alterations can only be made with the written consent of Rivers Rest Life Rights Village management and at the resident’s cost, unless otherwise agreed.
The safety of our residents is of utmost importance to us. We have therefore invested in an emergency call system. A call system allows a resident to call or contact the security or medical response unit by pressing a button that alerts the response staff, which will react and attend to the resident in person. 
The system consists of wall-mounted alert buttons in lounge/bedrooms and bathrooms, and a mobile Lanyard unit for each resident.

LIFESTYLE

DOES RIVERS REST LIFE RIGHTS VILLAGE ALLOW PETS?

Yes, Rivers Rest Life Rights Village does allow pets (that are friendly, of course), and our facility is pet friendly. Your unit has a 1.1m perimeter fence, and your pet should be comfortably contained within this area.

IS THERE A LOWER AGE LIMIT TO MOVE INTO RIVERS REST LIFE RIGHTS VILLAGE?

Rivers Rest life Rights Village is a senior living facility, and we cater specifically to people 50 years and older. In certain exceptional circumstances, we may approve younger residents.

WHAT COMMUNAL SPACES DOES RIVERS REST LIFE RIGHTS VILLAGE OFFER?

Rivers Rest life Rights Village has a variety of beautiful and comfortable communal spaces where you and your friends and family can relax and enjoy yourselves.
We have a number of walking paths/trails, and picnic areas.

WILL I BE ALLOWED TO HAVE VISITORS STAY OVER?

With advanced management consent given, you may have visitors stay overnight. All persons visiting and staying at Rivers Rest Life Rights Village must adhere to our rules to ensure harmonious living standards for all our residents.

MONTHLY COSTS

WHAT ARE THE AVERAGE MONTHLY COSTS FOR WATER AND ELECTRICITY?

At Rivers Rest Life Rights Village electricity is generated from a solar system and is capped at usage per unit per month. Additional charges may occur if the usage limit is exceeded. Water connection and monitoring is done by a water metering system which is billed monthly. Please note your unit has a fully automated grey water recovery system for garden irrigation and backup water is made available by means of rainwater recovery tank systems.

WHAT CARE OPTIONS DOES RIVERS REST LIFE RIGHTS VILLAGEOFFER, AND CAN I CONTINUE TO LIVE AT RIVERS REST LIFE RIGHTS VILLAGEIF MY HEALTH AND WELL-BEING LEVELS DECLINE OVER TIME?

At Rivers Rest Life Rights Village, we offer a range of healthcare solutions designed specifically with the challenges and needs of ageing in mind.
 
At Rivers Rest Life Rights Village, we cater to residents across the care spectrum, from independent to assisted living to full-time care or frail care. 
We follow an in-unit-care model, like home-based care, so if your care needs increase, you may continue to reside in your original unit, and your care will be provided there. This ensures the dignity of each resident and avoids the stress and inconvenience of moving, especially for someone who may already be sick. 
We bring and, where necessary, increase the care to you in the comfort of your unit.

WHAT IS THE DIFFERENCE BETWEEN ASSISTED LIVING AND FRAIL CARE?

Assisted living refers to someone who requires some help with daily living activities. For example, getting in and out of bed or getting dressed or bathed, but who can otherwise manage independently. The care need is limited and focused on specific tasks. If assistance is given to these tasks, the individual can live independently. 
Frailty is a medical syndrome with multiple causes and contributors characterised by diminished strength, endurance, and reduced physiologic functioning that increases an individual’s dependency on care and assistance with daily life activities. This means the individual may require help feeding, bathing, dressing, taking medication, turning in bed, and mobilising to a wheelchair. There is still a spectrum of care needs in this category, but the requirements are significant and ongoing.
